Overall, good experience with KW. I was able to purchase an affordable first home.
Compared to the previous generation, you will need a lot more documentation to get a mortgage. For example, I had to pay $50 to get official transcripts from the IRS as my copies were "not acceptable". Lots of little things like that made the mortgage process the toughest part of the process.
I am not happy at all with the treatment out of this office from a realtor named Sohail Pirzada. I have a for sale by owner listing, and after bidding negotiations stalled a month ago, I am getting calls from this realtor asking personal questions such as what I do for a living, why are certain things displayed in the home, etc. I have also contracted with my broker to only pay 2%, and this person tried to submit a contract in which he would be paid 3%. After a month of no contact these personal questions are coming from him, he is saying on behalf of the buyer, but have no bearing on the condition or any other aspect of the home, which is ultimately what should be the concern of the buyer. I find this behavior extremely unprofessional, I also got an email from this realtor with a motivational story he said was aimed at his 'team', also after negotiations had stalled. I also find this extremely unprofessional and outside his role of a realtor. He should have no more contact with me after bidding negotiations began. I would strongly recommend using another office for your real estate needs.
I met Mr Ed Miller on internet while I was looking for house. He was nice, patient & experience. Remember the 2nd time I met him, it was rush because I didn't give him much time. He was helpful and squeezed time for us. Ed not only helped us find the condo we love, he also stayed with us the whole process, helped and taught me how to find the attorney and inspection. The whole process was so smooth, he kept to remind me to do list. He also answer my question after the I move to the new home. I was lucky and happy to met Ed, my husband and I are first home buyer, we didn't know anything about buying a house, he really help us a lot. YES ! YES ! I will definitely recommend him to my family and friends. Thanks again Ed.
I had a terrible over the phone experience with Susan Robertson of Keller Williams Princeton Realty. I was searching for rental property and placed in inquiry online that had Susan as the direct contact to the property. Received a return email stating the property was fully available and also asking when I would like to see the home. I returned the email letting the Realtor know my availability; Susan then sends another email stating she has questions so SHE DOESN’T WASTE HER TIME. After receiving that email I realized this relator was slightly full of herself but I answered the questions she asked via email and sent the email. The questions consisted of what’s my credit score, pets? Rental history ect. After not receiving a response back onto if she wanted to show the home I reached out to Susan. She picked up with a nasty attitude as if I was bothering her or if it wasn’t a good time to talk. I introduced myself and reminded her that we were emailing back and forth regarding the specific home she was linked to. After telling her that I never received a response back regarding the questions she asked Susan then got snippy saying she didn’t receive my email and that she’s too busy to show me anything. Susan then states that any realtor could show the home and that she’s working with OTHER PEOPLE WHO ARE BETTER SUITED FOR THE HOME THAN I WOULD BE!!!! Susan never met me or spoke with me over them phone until this moment to make any accusations like that. I was completely taken back with her rude comment and nasty tone. She then said as a matter of fact GET THE F**K off my line I I’m not going to deal with your complaining when I never called to complain; only called to find out when she would be available to show the property. After her disrespectful rant she then disconnected the line. Susan came to me highly recommended as one of the “best” and knows how to assist in home searches wither it be rentals or purchasing. Susan didn’t know how qualified I was or was not for the home. If she wanted me to work with another relator then why would she waste her time and mine by reaching out? Susan came off very mean and slightly racist. I have never had anyone speak to me in that way and not know the person personally. She has put a terrible taste in my mouth when I hear the name Keller Williams and I will always associate my terrible experience with Susan to Keller Williams as a whole. Not a happy online inquirer.
Very important - get a spreadsheet that lets you type in extra payments for each month. It should be a spreadsheet that lets you see all the rows and not just a calculator. Each row is a monthly payment. I used a spreadsheet from someone called The Mortgage Professor that I found online. Be sure to get the spreadsheet that lets you enter in extra payments. This spreadsheet let me run through several scenarios of making extra payments. I could experiment with things like overpaying by $100 a month to see how much time and money that would save me.
I purchased a house through Keller Williams Princeton in 2015. I had a positive experience overall. I am an engineer, so I prepared for buying my first home by taking a real estate licensing course on the weekend to know some of the ins and outs of real estate and to get a handle on the jargon. Disclaimer, my license is affiliated with KW Princeton as you have to be affiliated with a Broker's office. I actually have not done any real estate transactions myself - I am still employed as an engineer so I haven't tried the real estate game yet.
I would suggest getting a good mortgage professional. My realtor referred a mortgage company but I went with someone I knew. I was able to secure 3.625% interest financing with 3.5% down as part of the Federal program for first time home buyers. If you need a mortgage, getting it will be very time consuming. I can't stress this enough. The hardest part of buying a house is getting a mortgage and I will warn you not to always trust the big banks as they are often worse than other companies. I used Caliber Home Loans and they seem pretty good so far.
I got a lot of good help in the search and visited several properties before making a choice. The realtors I dealt with from KW Princeton were extremely professional. They answered all my questions in a polite way even though I was not buying a McMansion in Princeton, NJ or Yardley, PA. I didn't feel like an outsider and even though I had a million questions as an engineer I had all of them answered. I don't just trust anything people say when it comes to my money so I verified a lot of statements with my realtor team (a married couple) and got a lot of peace of mind from them.
Remember to take the yearly taxes into consideration!!! Divide the yearly taxes into 12 monthly payments and you know how much more you will have to pay every month on top of the mortgage payment. The taxes are often overlooked so make sure you know how much more money you need to pay every month. For example, if the property taxes are $1,200/ year, that is an extra $100 you need every month.
The home I purchased was in Pennsylvania. I paid less than I was qualified for and that is very important. You want to have some money left over for everything else instead of getting the most home you can finance. My mortgage payments are not higher than I would be paying if I rented an apartment. Conventional wisdom is to stay in a house for a while (5 years or more) and maybe move up to a larger house using the value in your first home. I have a garage and several bedrooms and I can do the laundry in my basement. I was scared of the commitment with a constantly changing career, but pulled the trigger. I feel better about having my own place.
